GENERAL TERMS AND CONDITIONS
GENERAL PROVISIONS
The General Terms and Conditions (hereinafter: General Terms) published on the website of Tourist Adria Group j.d.o.o., Stjepana Radića 42E, 23000 Zadar, OIB: 99607329945, MBS: 10140810 (hereinafter: TAG) are an integral part of the contractual relationship between Tourist Adria Group j.d.o.o. and the accommodation user (hereinafter: Guest). The terms used in these General Terms have the meaning established by the Tourism Services Act (NN 130/2017), unless otherwise explicitly stated. Terms used in these General Terms with gender meaning refer equally to both male and female genders. If a different provision is published in a specific program from the provisions published in these General Terms, the provision/condition published in the program will apply.
The lease agreement that you, as the tenant, conclude with TAG as the agent is actually concluded with the owner of the property as the lessor. TAG acts exclusively as an agent and is only responsible as an agent. The owner of the property, as the lessor, allows TAG to offer and sell the rental of the Accommodation in its name. By using this website, you accept these General Terms.
TAG takes care to protect your privacy and the security of your personal data. All information about how, in what way, and for which purposes we process your personal data is available in our privacy document and cookie policy, which can be found on our website.
These General Terms cannot be subsequently changed, and they are valid at the moment of concluding the agreed Accommodation. Any change to these General Terms will be added to the existing General Terms and made visible on the TAG website and will apply to future Accommodation reservations from the date of publication of the General Terms on the TAG website.
OFFER
TAG provides accommodation services according to the data published and valid at the time of booking confirmation, except in cases that are beyond TAG's control, such as illness or death of the service provider or their immediate family, extraordinary circumstances that cannot be predicted or avoided (e.g., natural or nuclear disasters, fire, theft, war, political unrest, civil conflicts, industrial disputes, epidemics and pandemics, other illnesses, border closures, labor disputes, strikes, government actions, ecological disasters, equipment malfunctions or failures, weather conditions, quarantine, medical and customs regulations, technical or administrative problems with transportation, airport closures, changes in ship and train schedules, vehicle breakdowns, lack of water or electricity, and similar force majeure events).
RESERVATIONS AND PAYMENTS – ACCOMMODATION
Accommodation inquiries can be made by individuals who are at least 18 years old via email, phone call, messaging apps, or messages on social media. However, all further communication related to the reservation must be carried out exclusively via email: booking@tourist-adriagroup.com
The data provided by the Guest to TAG must be accurate and truthful. The Guest is fully responsible if inaccurate or untruthful data is provided, and the reservation will not be made, and the period that was previously available can be offered on TAG's website for further reservations. If the number of people coming to the reserved accommodation exceeds the accommodation capacity, the property owner may deny the service, or the owner may accept the excess guests for an additional fee determined by the owner. TAG will not accept complaints or objections regarding the quality or services of the reserved accommodation.
By confirming the reservation, the Guest confirms that they are familiar with the General Terms of Travel Services and that they fully understand and accept these terms, which are binding on both the Guest and TAG.
PAYMENT TERMS FOR RESERVATIONS MADE MORE THAN 30 DAYS BEFORE THE START OF THE ACCOMMODATION PERIOD
For all reservations made more than 30 days before the accommodation start date, TAG will send the Guest the relevant materials in electronic form, containing all necessary travel information, and highlight the General Terms that are an integral part of this Agreement. A reservation is considered confirmed once the Guest pays a deposit of 30% of the total accommodation price visible on the website for the selected period, unless otherwise specified during the booking process. After the payment is reflected in TAG's bank account, TAG will issue a confirmation (voucher) to the Guest, showing reservation details, the amount paid, and instructions for paying the remaining 70% of the accommodation price, which depends on the conditions set by the property owner.
The Guest has 3 (three) business days to pay the deposit as follows: if a credit card is selected as a payment option, payment must be made immediately. If bank transfer is selected, TAG must receive the payment within 3 (three) business days, along with proof of payment sent via email to TAG. If the payment is not visible, TAG will cancel the reservation and open the selected period for further reservations on the website and with business partners.
PAYMENT TERMS FOR RESERVATIONS MADE 30 DAYS OR LESS BEFORE THE START OF THE ACCOMMODATION PERIOD
Reservations made less than 30 days before the start of the accommodation period must be paid in full (100%) for the accommodation price visible on TAG's website. The payment must be made to TAG's account, and the paid amount is non-refundable, unless otherwise agreed. Payment can be made by credit card or bank transfer, with proof of payment sent to TAG within 24 hours. If the payment is not visible, TAG will cancel the reservation and open the selected period for further reservations on the website and with business partners.
If the Guest chooses to pay part of the accommodation price in cash (if this option is available for the selected property, the Guest will be given the choice during booking), the deposit amount (30% of the agreed accommodation price) must be paid immediately. The Guest must pay the remaining 70% directly to the owner upon arrival. Electronic payments (credit cards) are not possible at the accommodation.
All other accommodation rules apply as described under the payment terms for reservations made more than 30 days before the accommodation period.
CANCELLATION TERMS
In case of cancellation by the Guest, the advance payment amount of the accommodation price will not be refunded, regardless of the reason for cancellation.
If the client requests a change to the accommodation reservation up to 7 (seven) days before arrival, and the change is possible, TAG will charge an administrative fee of 50.00 euros (fifty euros), plus any price difference. Changes made less than 7 (seven) days before arrival are not possible.
Note: the paid deposit (30% of the total accommodation price) is non-refundable 48 hours after the reservation is made (full refund in case of cancellation is ensured within 48 hours of booking). Changes via phone are not allowed and will not be accepted.
If the Guest requests any changes to the accommodation period, provided the change is possible, the following conditions will apply:
- If the amount of the new reservation is equal to or greater than the original amount, TAG will charge only the price difference and send the Guest an updated confirmation (voucher) with the new reservation details via email. The new confirmation will invalidate the previous one.
- If the amount of the new reservation is less than the original reservation amount, TAG will only change the dates, but the reservation amount remains the same as originally made. The new confirmation will invalidate the previous one.
ONLINE PAYMENT
TAG accepts payments via credit cards (Visa, Maestro, MasterCard) or bank transfer.
If you are paying by bank transfer, you are responsible for any bank transaction fees. The full payment for your accommodation must be credited to TAG’s account.
Payments are processed exclusively in euros (€). The amount charged to your credit card is obtained by converting the price from the foreign currency into euros (€) based on the current exchange rate. When the credit card is charged, the amount will be converted into your local currency according to the exchange rate of the bank group that issued your card. This may result in a slight difference from the original price shown in our offer or on the website.
TAG ensures high-security standards for credit card payments. Personal data and credit card information are protected with the highest security standards provided by TAG's payment partner.
ACCOMMODATION AND CATEGORIZATION
Each partner is required to have a Categorization Decision, and TAG is not responsible if the accommodation owner provides incorrect information about the accommodation at the time of contract signing, which is displayed on the TAG website or on the partner websites where TAG publishes accommodation listings.
Accommodation standards, food, services, and similar vary depending on the destination/country and are not subject to direct comparison. Information provided to the guest at the point of sale is not binding for TAG beyond the details listed on the TAG website, in the catalog, or other printed materials of TAG.
If the service provider has one or more parking spaces available within or near the accommodation, those parking spaces will be secured for the guest who has booked accommodation during that period. The parking space does not necessarily have to be in the property’s yard, in a guarded, fenced, or covered area.
PRICES – ACCOMMODATION
Accommodation prices for all properties are set in agreement with our partners and are visible on the TAG website. These prices may not necessarily match the on-site prices at the accommodation unit. TAG reserves the right to change service prices and information on its website without prior notice. Changes will not affect existing reservations.
In the event of a pricing error or any other omissions, TAG reserves the right to correct any type of pricing error or accommodation information.
Accommodation prices include all utility fees, tourist taxes, use of towels, bed linens, spices, and similar. All prices include VAT.
Some properties may charge extra for services such as bringing pets, heating the pool, extra cleaning, final cleaning, etc., and these additional services will be visible in a separate document when the accommodation offer is created or during direct booking via our website.
Guests are required to leave the accommodation clean and tidy before departure, regardless of the final cleaning price set by the accommodation owner.
ARRIVAL AND DEPARTURE
The guest will receive a booking confirmation and seven days before the arrival date, will receive an email with check-in information, including all necessary details about arrival and departure (arrival and departure times, address, coordinates, and the host’s phone number). These details are final and must be followed.
If the guest wishes to arrive before the scheduled arrival time, they will not be allowed to enter the accommodation. The guest must check out of the accommodation by the time specified in the voucher on the day of departure and return the keys to the owner. If the guest departs later than the previously agreed time, they must pay any additional costs directly to the owner on-site.
NOISE AND YOUNG GROUPS
Guests are not permitted to organize parties in the accommodation or any other part of the property. If guests create noise and disturb public order and peace, and do not calm down after a warning, it will be considered a serious violation of the Rental Agreement. In such cases, the owner and/or TAG are authorized to terminate the Rental Agreement. The termination will take effect immediately, without prior notice, and the guests must permanently leave the accommodation, along with any other individuals staying with them, within 2 (two) hours. Guests are not entitled to request a refund of the paid accommodation price from the owner or TAG.
TRAVEL INSURANCE
Travel insurance, including accident and illness coverage that may occur during travel, baggage damage or loss, and optional health insurance, is not included in the reservation price. If the guest wishes to purchase travel insurance, they can do so independently through an insurance company. Cancellation insurance is also not included in the travel price, and if the reservation is canceled, the paid amount is non-refundable.
OBLIGATIONS OF TAG
TAG is obliged to provide services at the highest standard, ensuring the rights and interests of the guest in accordance with tourism tradition. TAG will fulfill all its obligations as stated in these General Terms, except in circumstances beyond TAG’s control. For any inquiries, TAG staff will be available to the guest during the designated working hours.
TAG DOES NOT BEAR RESPONSIBILITY IN THE FOLLOWING CASES
Force majeure events that prevent the reservation from being fulfilled, such as natural or nuclear disasters, fire, theft, war, political unrest, civil conflict, industrial disputes, epidemics and pandemics, other illnesses, border closures, labor disputes, strikes, government actions, ecological disasters, equipment malfunctions or breakdowns, weather conditions, quarantine, medical and customs regulations, technical or administrative issues with transportation, airport closures, changes in shipping and train schedules, vehicle breakdowns, water or power outages, and similar force majeure events, as well as any other type of force not caused by TAG’s actions.
OBLIGATIONS OF THE GUEST
The guest is required to have valid documentation, comply with the laws and regulations of the Republic of Croatia and the laws of the countries they pass through or stay in, adhere to the house rules of the accommodation unit, cooperate in good faith with the service provider, present valid proof of payment (voucher received via email), pay the remaining balance of the accommodation price as stated in the voucher and these General Terms, and inform TAG if they plan to bring a pet, paying the additional fee on-site if applicable. If the guest arrives with more people than indicated during the reservation, they must immediately inform TAG, even if the additional people are minors. The accommodation provider’s willingness to accommodate additional guests depends on their discretion and may require an additional payment. There are no rules allowing minor children to stay for free in the accommodation unit.
If a security deposit is required, the guest must pay it directly to the service provider on-site.
Upon arrival at the accommodation, the guest is required to inspect the property, and if any defects or damage are found, they must immediately notify TAG by phone and provide photographs or videos via email. If the guest fails to comply with these rules, they are responsible for all costs or damages. If the service provider determines that damage occurred during the guest's stay or upon departure, the guest must cover any damage caused by their negligence on-site.
During the rental period, the guest is required to immediately notify the owner of any damage in accommodation or surrounding property. Before departure and returning the keys, the guest and the owner will inspect the property and the surrounding property. If no damage is found, the owner will return the deposit that was paid when the keys were collected.
If cleaning or repair costs are incurred due to exceptionally poor conditions when the guest returns the property, the owner has the right to use the deposit. TAG is not responsible for any damages incurred by the owner or the guest if the deposit is not returned. Any disputes between the owner and the guest must be resolved between them without TAG's involvement.
COMPLAINTS
In accordance with Article 6, Paragraph 1, Point 3 of the Tourism Services Act (NN No. 130/17) and Article 10, Paragraph 3 of the Consumer Protection Act (NN No. 41/14), any guest may file a complaint regarding the quality of our services in writing, and the receipt of the complaint will be confirmed in writing.

We will respond to the written complaint in writing within 15 days from the date of receipt of the complaint.
NOTE
The payment of the deposit or full payment means that the guest fully accepts and understands these General Terms.
FINAL PROVISIONS
These General Terms come into effect on the day of publication on the TAG website.
Any amendments or additions to these General Terms will be publicly posted in accordance with the provisions of these Terms, and the changes will not significantly affect or alter reservations made before the changes to the General Terms.
Any disputes will be under the jurisdiction of the Commercial Court in Zadar.
